Eight Warning Signs of Roof Deterioration

  1. Ceiling Spots - Dark water stains in your roof or on your ceiling. Usually caused by leaks in roof. ***Check for damaged shingles.

  2. Algae Growth - Growth of algae on shingles caused by growth of airborne algae deposited on roof. ***The unsightly appearance does not affect the service life of the material. ***Common problem in warm, humid climates. ***Algae-resistant shingles available regionally.

  3. Curling - Bending or twisting of shingles. ***Caused by lack of ventilation. ***Caused by improper number of fasteners.

  4. Buckling - Warping Shingles ***Caused by improperly applied felt. ***Caused by lack of ventilation. ***Caused by movement in deck.

  5. Missing Shingles - ***Caused by improper fastening. ***Caused by exposure to high winds. ***Can usually be replaced individually.

  6. Rotting - Decaying Shingles caused by absorption of the moisture by mat at the core of the shingle. ***Common problem with organic-based shingles.

  7. Damaged Flashing - Damage to the protective layer around the base of the chimney. ***Caused by improper installation. ***Caused by drying and cracking. ***Can usually be repaired without replacing roof.

  8. Missing Granules - Excessive loss of grains/particles in shingles. ***On newly applied shingles, a certain number of loose granules is normal. ***On aging shingles, missing granules indicate the need for replacement.
